Technology and socio/demographic trends create strong demand drivers that are putting certain sectors and strategies in the spotlight. Some of these opportunities are based on new sectors such as student housing, which until recently were not considered institutional asset classes and have now been embraced by all kinds of investors. Other opportunities are derivations of traditional real estate sectors, for example last/mile logistics, experiential hotels, co/working or co/living. A relevant characteristic of these opportunities is that there is a much stronger management component than in traditional real estate aspects (Construction, capex, leasing, etc.) there is now a business angle, a service that needs to be managed appropriately to attract the retain tenants.
