The 10km x 9.2km site (92 km2) is located on the Red Sea coast north of Jazan City close to the new airport. MYAA was appointed to provide a strategic masterplan for the site including transport and infrastructure planning. Key natural feature of the site are the mangroves trees and wetlands located among the coast.
The aim was to create a new city suburb for over 500,000 residents to support eco-tourism, hospitality and service industries whilst preserving the mangroves as part of a nature reserve. The scheme provides 70,000 new homes requiring major infrastructure. Our approach went beyond the development brief to create a unique destination utilising ecological assets to create a landmark once-in-a-lifetime Smart City suburb which will impact on the lives of hundreds of thousands of people for generations to come. 
Working with Grontmij engineering consultants, we undertook significant pre-design work including an EIA to determine the ecological impact of development. Benchmark site visits leading to partnerships with similar ecologically sensitive locations including Doral, Florida Everglades, Navi, Mumbai and Songdo Smart City, South Korea. 

 

 

MYAA then developed 3 alternate masterplan options which were evaluated for cost, deliverability, sustainability, connectivity, land take and other parameters.
The key project challenge was to manage the opposing interest to create large scale development whilst simultaneously balancing the needs of the mangroves. This was achieved by creating a mangrove nature reserve using detailed bathymetry and marine engineering to maintain saline waterflow.
The Smart City Suburb we developed proposed the full integration of transportation systems, schools, hospitals, power plants, water supply networks, waste management as well as residential, work area, tourism area and ICT. A completely radical approach for waste water treatment was the separation and use of human effluent for energy production.
Computational Fluid Dynamic urban modelling supported provided the basis for design that encouraged reduced solar heat gain and provided natural sea breeze cooling. Streets were also designed for self shading through building orientation and densitication. Transport nodes were designed for pedestrian connectivity limiting car dependence private.
